NOTICE OF HEARING Pursuant to 17 M.R.S. §§ 2851-2859 Dangerous Buildings To: SUSAN J. MILLS 911 Route 2 Rumford, Maine 04276 You are hereby notified that the Board of Selectmen of the Town of Dixfield, Maine will hold a hearing on Monday, July 19, 2021 at 5:30 p.m. at Ludden Memorial Library, 40 Main Street, Dixfield, Maine 04224 to determine whether the building located at 34 Third Street, Dixfield, Maine which is owned by you, as shown on Map 014, Lot 061 of the current Tax Maps of the Town of Dixfield, Maine on file at the Assessors' Office, 46 Main Street, Dixfield, Maine, is dangerous or a nuisance within the meaning of 17 M. R. S. § 2851. You have been previously notified by - the Code Enforcement Officer and other Town officials on numerous occasions that the fire damaged building is a dangerous building and a nuisance because the building is structurally unsound and is considered a vacant building unfit for human habitation. The roof and remaining walls have further deterio- rated and pose a serious safety risk, having been further weakened by the weather. You have been provided the opportunity to take down the building, but the building is still on the site and no plans have been provided to the Town for its demolition. If the Board of Selectmen finds that the building/structure is dangerous or a nuisance, the Board of Selectmen may order appropriate correc- tive action, including but not limited to demolition and removal of the building/structure or a portion thereof. If the Order of the Board of Se- lectmen is not complied with by the deadline stated in the Order and no appeal is taken, the Board of Selectmen may take the corrective action at municipal expense and recover all expenses, including reasonable attorney's fees, by means of a special tax or civil action. This hearing is your opportunity to present evidence as to why the building/structure is not dangerous and to oppose any corrective action being ordered by the Board of Selectmen.
